Three-quarters of landlords who let homes to students are reporting healthy demand for their properties, according to a new survey.
Paragon, a mortgage provider which specialises in buy-to-let loans, says 76 per cent of student rental property buyers report demand to be either ‘good’ or ‘excellent’. There have been reports of a modest decline in student numbers for the 2012/13 academic year, but it seems the supply of quality property is still not meeting the required level.
John Heron, managing director of Paragon Mortgages, notes that the student rentals make up one of the largest specialist sub-sectors in the buy-to-let market, and remain popular as individually let rooms usually command higher yields.
“There are generally lower levels of arrears too as student tenancy agreements benefit from parental guarantees,” he added.
“Landlords who let a proportion of their portfolio to students are feeling positive about the market and their experience of letting to students continues to be good.”
The availability of broadband has become a key consideration for property buyers, according to new research from Broadband Choices.
A survey by the group polled more than 2,000 buyers to find out the most attractive amenities when choosing a property. It found that a high-speed internet connection is now considered more important than off-street parking, or proximity to a pub or doctor’s surgery.
To further prove how important broadband has become, the survey revealed network is second only to finding an electricity supplier – ahead of gas and TV suppliers – when it comes to sorting out utilities in the home. As a result, 35 per cent of homebuyers think that estate agents should include broadband speeds in property adverts.
“As the consumer technologies which rely on internet connection in the home expand, the need for a strong internet connection will be added to more and more home mover wish-lists,” said Miles Shipside, director of Rightmove.
New data shows that the average price of a detached property has risen by 38 per cent over the last decade. In cash terms, this represents an increase of £642 per month over this time, according to the Halifax.
Conditions in the housing market have been far from consistent during this time, considering the large crash that occurred in 2007, yet the price of terraced houses has also risen 41 per cent in the last ten years. Even semi-detached and bungalows have grown in value, with a 37 per cent increase.
However, since the financial crisis all property types have seen values fall, with the biggest declines coming from flats and terraced homes. A major cause of this is the tightening in lending criteria to first-time property buyers, with whom these properties are very popular.
In contrast, properties which are less reliant on first-time buyers have fared better. Real estate values for detached properties are now 86 per cent higher than they are for terraced houses – five years ago this figure stood at 71 per cent.
The Royal Borough of Kensington and Chelsea in London has been the first local authority to announce an agreement for developments in the build-to-rent market, following extra support from the government.
Residential landlord Grainger has teamed up with the council to develop two innovative housing schemes in the borough. Some of the homes built will be sold to property buyers, others will constitute affordable housing, while the rest will be retained by Grainger as rental properties. The council will retain the freehold to the developments, and will acquire a share of the income stream. It hopes that the scheme will be of significant benefit to local residents, providing much-needed affordable housing and easing demand in the home-buying sector.
Andrew Cunningham, chief executive at Grainger, commented: “We anticipate that this could become a flagship project which will be of interest to many other local authorities, private land owners and developers in delivering private rented housing.”
Councils across Britain are taking advantage of a government drive to get empty houses back into the hands of property buyers and social housing schemes.
Overall, local authorities have brought 38,000 long-term empty homes back into use over the past two years. This has helped to tackle the housing shortage faced by renters and property buyers alike.
In terms of the volume of empty properties brought back into use, Birmingham’s council was the leading performer, restoring 2,151 homes to habitable condition. Manchester followed closely behind with 2,118 brought back to market, followed by Bradford with 1,944 properties.
The top-performing councils have now unlocked an extra £63 million in additional funding from central government to continue the programme.
Communities minister Don Foster said he was “delighted” with the positive start made by the scheme. “By making councils accountable to their residents, not to Whitehall, we are ensuring local tax-payers have the ability to check that money is being spent efficiently and decisions taken for the benefit of the communities they serve,” he explained.
Homeowners who live near Premier League football grounds have seen the value of their property more than double in the last decade, according to research from the Halifax.
While house prices across the UK rose by an average of 90 per cent between April 2002 and April 2012, those in the postal districts of the 20 current Premier League clubs have seen values increase by 137 per cent during this period. This means that anyone looking to make a quick home sale near a Premier League ground can command an average of £362,866.
The best rise in values were seen in the vicinity of Manchester City’s Etihad Stadium, where a 271 per cent increase was observed over the decade. Villa Park in Birmingham and the Stadium of Light in Sunderland saw local property values rise 126 per cent and 125 per cent respectively.
Martin Ellis, housing economist, Halifax said of the data: “House prices close to the nation’s most iconic football stadiums have risen substantially over the past decade, particularly in the areas near to some of the newest venues.
“This partly reflects the local regeneration that typically takes place alongside the building of modern sporting arenas, including improved transport links.”
Coventry Building Society has cut the rates on offer to property buyers looking to take advantage of conditions in the lettings market.
Interest rates in the group’s range of buy-to-let mortgages are being cut by 0.24 per cent, while these products also include a legal and valuation package for remortgages. Rates are also being reduced the lender’s popular Flexx for Term products, again by 0.24 per cent.
A two-year Flexx fixed rate product offering 70 per cent loan-to-value and an interest rate of 4.05 per cent is now available without early repayment charges, subject to a £250 booking payment and £1,499 arrangement fee.
Colin Franklin, sales and marketing director at Coventry, said the firm is keen to offer plenty of flexibility to buy-to-let investors. “Not only have we reduced the rates on our popular Flexx for Term mortgage from 5.49 per cent to 5.25 per cent, our new range also offers investors a choice of competitively priced two and five-year fixed products,” he added.
There was no change in the price of a typical British property between July and August, with the average home value standing at £163,376. Year-on-year values have increased, but only by 0.7 per cent, highlighting the lack of movement in the market.
Property buyers in London have seen the biggest rise in prices, with a five per cent year-on-year increase. However, Welsh property saw the largest annual fall in values, with a 3.2 per cent drop. This was largely due to a 2.4 per cent decrease last month.
As for activity on the housing market, August 2012 saw more than 65,400 residential properties in England and Wales lodged for registration in August, yet the most up-to-date statistics for completed house sales, from the month of June, showed a three per cent year-on-year drop.
